The luxury Lakeside Spa & Resort in Waikato is up for sale and expected to fetch around $25m, says Sotheby’s.

The 35.4ha property located at 987-1002 Tirau Road near Lake Karapiro in Cambridge is 50% owned by Lakeside Hospitality Limited, which is controlled by Wellington’s well-known Muollo family. Jolene and Daniel Kajavala own the remainder of the resort.

The property includes 45 standalone chalets and a main complex, health and wellness facilities such as a 20-metre heated indoor swimming pool, conference facilities and a restaurant. Rooms at the chalets start from $550 per night.

“We expect interest to come from both national and international buyers,” said New Zealand Sotheby’s International Realty principal Marcus Blum.

“Complete turnkey 5-star resort complexes located in one of New Zealand’s fastest-growing tourism hotspots makes Lakeside Spa and Resort an extremely attractive proposition.”

Sotheby’s said there were opportunities for scale and expansion as some adjoining land holdings were also for sale.

In April 2023, the resort’s name was changed from Resolution Retreats to Lakeside Health and Wellness Resort.

Resolution Retreats was named New Zealand’s Best Wellness Retreat at the World Spa Awards in 2020, 2022, and 2023.

Tenders for the property close at 4pm, 21 March unless sold prior.

The 822 square metre site has been a significant component of the operator’s property portfolio since its acquisition in 2004 in a $60m deal involving seven other buildings.

The Lake Ōhau Lodge and a concession for the Ōhau Snow Fields in Mackenzie Country are up for sale.

The 10-hectare, 72-room lodge property located off SH8 is being sold as freehold by its owners Mike and Louise Neilson, who have operated it for 33 years. A concession from the Department of Conservation to operate the ski field is also part of the sale.

CBRE, which is managing the sale, said the lodge attracted 25,000 visitor nights per year.

“This asset will appeal to investors who will recognise it as a highly exciting opportunity to acquire an iconic South Island tourism destination with well-established ski and accommodation facilities,” said CBRE Christchurch managing director Tim Rookes.

“Exciting concepts have been drawn up for two undeveloped building sites on the property, capturing spectacular views up the lake. We have also been in discussions with global luxury accommodation operators who have expressed interest in operating a new lodge at Ōhau on behalf of the new owners.”

The asset is subject to a long-term ground lease to the Ngāti Whātua Ōrākei Maori Trust Board, with a secure tenure of approximately 123 years remaining. The hotel is operated under the Netsuto brand under a management lease, with a landlord-favourable turnover rent structure.

Expressions of interest for the property close on 24 August and should be made to CBRE Hotels agents Michael Simpson and Wayne Bunz, and Warren Hutt from CBRE New Zealand.

Richard and Jolanda Foale have put their Coffee Afloat and Burger Afloat business up for sale, after launching the coffee venture two years ago when the trail opened. Burger Afloat soon followed and went on to win awards in Central Otago’s Eat.Taste.Central event.

The $7m, 58km Lake Dunstan Cycle and Walking Trail between the Cromwell Heritage Precinct and Clyde Historic Village was officially opened in May 2021 and attracted more than 80,000 people during its first year.

Coffee Afloat was “an immediate hit, with baristas serving 200-plus cyclists on most days,” said
Steven Kirk of Bayleys.

“The coffee and burger boats offer barista coffee, fresh baking, award-winning burgers, waffles and bacon butties, using local suppliers wherever possible,” Kirk said.

“Sustainability is a major feature. On-boat services are powered by rooftop solar panels, coffee is served in compostable cups and recycling is part and parcel of business practices.”

The Foale’s also opened a Coffee Afloat outlet at Frankton Marina in Queenstown, catering to marina users, passers-by and tourists.

The business employs around 10 seasonal part-time staff across both the Lake Dunstan and Frankton Marina locations.

Bayleys said the mobile nature of the boats presented options “for a new owner to further grow the operation, for example by utilising different lakeside sites to service functions and summer events, which are ever popular in this area”.

“Freemans Backpackers Lodge is a stereotypical backpackers accommodation – catering to the budget end of the free independent traveler market, and last financial year generating net income of $180,000. The business is run by a full-time manager who lives on site,” he said.

Chattels within the Freemans Backpackers Lodge sale include all kitchen whiteware, bedding and lounge furniture, the lodge’s trading name and marketing collateral, and forward bookings.

Blu Realty salesperson Leah La Hood said the lodge’s location within a surrounding residential environment attracted a clientele wanting a more suburban atmosphere for the duration of their stay, rather than the vibrancy and associated noise of the bigger CBD backpacker lodges in downtown Auckland and around the top of Queen Street.

“Backpackers as a visitor segment have a strong propensity to enjoy the hospitality amenities of the city in which they are staying, and from that perspective, Freemans Backpackers Lodge is strategically located just a short walk from the CityWorks Depot, Karangahape Road, and Ponsonby Road – all with their proliferation of food and beverage outlets,” she said.

“The growth in Auckland’s tourism sector is reflected in the history of 65 Wellington Street – which was first converted into a boarding house in 1975 before morphing into a commercial accommodation provider in the early 2000s.”

Latest commercial accommodation data from Stats NZ for the Auckland show that visitor guest nights in the city were up 0.7 percent in the 12 months to November last year – with hotels and backpackers recording the biggest occupancy increases within that figure.

The Government data also noted there were 892,835 backpacker stay nights recorded in Auckland over the 12 months to November 2018l – for an average industry occupancy rate of 54.9 percent.

“Freemans Backpackers Lodge with its occupancy rate of 80 percent clearly outperforms its competitors from that perspective,” Ms Le Hood said.

Mr Bode said 65 Wellington Street was zoned residential terrace house and apartment building under the Auckland Unitary Plan – allowing for the construction of multi-storey dwellings or apartments as future development options for the site.

A high-end boutique accommodation provider overlooking one of the most famous surf breaks in the world has been placed on the market for sale.

Waoku Lodge is positioned on the hills above Whale Bay on Raglan’s famous peninsular. The 350 square metre lodge – consisting of four two-bedroom self-contained apartments – sits on some 4.659 hectares of bush land sitting at the base of Mount Karioi.

Raglan’s mantra as a board-riding destination was first made famous by the classic 1966 surf movie Endless Summer which featured the exploits of a trio of young American surfing buddies seeking out the world’s best wave-riding spots…. including Manu Bay’s legendary left-hand wave. The ground-breaking movie is still widely credited for making surfing the popular sport it is today.

Waoku Lodge was first established in the 1980s as an apartment complex. In 2007 the lodge was substantially upgraded and modernised in a year-long programme undertaken by its current owner-operators.

Nightly rack rates at Waoku Lodge are $499 per apartment. In addition to providing accommodation, the venue also operates an in-house massage therapy and day spa service offering facials, exfoliations, hair hydration treatments, manicures, eyelash and eyebrow tinting, seaweed body wraps, and waxing. The activity trades as Moana Day Spa and operated from one of the apartments.

Two of the four apartments are ocean-facing, with one facing onto native bush, and fourth used as the day spa amenity. The apartments within Waoku Lodge contain two queen-size bedrooms, an open plan living area, full kitchen and deck with spa pool..

The Waoku Lodge freehold land, buildings and business trading as a going concern at 51A Whaanga Road are now being marketed for sale by deadline private treaty, through Bayleys Hamilton, with offers closing at 4pm on March 14. Bayleys Hamilton salespeople Rebecca Bruce and Mark Frost said there were numerous options to run the business – either retaining operations in their current format, or expanding the venture.

Included in the business infrastructure is a comfortable two-bedroom cottage located above the main lodge dwelling. Surrounded by bush, the residence has an office space and single car garaging.

“The owner-manager’s cottage could also reformatted into additional accommodation if the business was managed remotely,” Mr Frost said. “Additionally, there is the potential to reconfigure the day spa space back into a fourth luxury apartment – which it was previously used for up until a couple of years ago.

“Subject to appropriate council consenting, the address has considerable land currently clad in regenerating bush and scrub which could be landscaped and developed to accommodate several more guest suites without impacting on the existing amenities.

“A building platform has already been cleared for this purpose, and the flat area is currently leased out to a local honey producer for beehive activity.”

Over the 2017/18 financial year, Waoku Lodge recorded an average annual occupancy rate of 61 percent – running as high as 81 percent during summer or when short-stay specials are offered.

Trading records show some 56.3 percent of bookings are from New Zealand residents, with the remainder emanating from Australia, North America and Asia. The lodge only accommodates free independent travellers.

Business revenues for the lodge have averaged $320,000 per annum over the past three full financial years – with the day spa activities additionally accounting for approximately $34,000 of net income annually after operating expenses.
